These Terms of Service (“Terms”) govern your use of SendMLS. SendMLS is a service operated by BigBuck Offers LLC (“we”, “us”). By creating an account you agree to these Terms.
The service
SendMLS helps real-estate wholesalers prepare and send purchase offers on MLS-listed properties. You upload your own purchase-agreement documents, we help you enrich property details and generate filled offers, and you send them from your own connected email.
SendMLS is a software tool. We are not a party to any transaction, are not a real-estate brokerage or law firm, and do not provide legal, financial or real-estate advice. You are responsible for the accuracy and legality of every offer you send.
Your account
You must provide accurate account information and keep your credentials secure. You are responsible for all activity under your account. You must be at least 18 years old and use SendMLS only for lawful purposes.
Subscription and billing
SendMLS is offered on a subscription basis at $50 per month following a 14-day free trial. Your payment method is charged at the end of the trial and monthly thereafter until you cancel. You can cancel at any time from the billing portal; cancellation stops future charges and takes effect at the end of the current billing period. Fees already paid are non-refundable except where required by law.
Your content
You retain ownership of the contracts, offers and other content you upload or create. You grant us a limited license to store and process that content solely to provide the service to you. You are responsible for having the rights to any document you upload.
Acceptable use
You agree not to misuse the service, including by sending unlawful, deceptive or unsolicited bulk communications, infringing others’ rights, or attempting to disrupt or reverse-engineer the service.
Disclaimers and liability
The service is provided “as is”. Property data returned by our enrichment feature comes from third-party public sources and may be incomplete or out of date; you must verify it before relying on it. To the fullest extent permitted by law, the total liability of BigBuck Offers LLC is limited to the amount you paid us in the twelve months before the claim.
